Earnings Reaction · Fiscal Q3 2026October 27, 2026 · reported after the close · call 4:00 PM CT
The Cheesecake FactoryCAKE · NASDAQ
A +15.2% comp at the namesake, record revenue, adjusted EPS 7% above the Street and restaurant margins up 230 bp — and a stock with 39% of its float short gave back 3% after hours. The short is not covering on a number this good, which is itself the message.

Earnings reaction — a blowout comp, sold. Revenue $1,033.4M (+13.9% y/y) vs. $1,004M consensus; adjusted EPS $1.02 vs. $0.95 (GAAP $1.19, which includes $12.9M of FRC contingent-consideration income); Cheesecake Factory comps +15.2% against +0.3% a year ago, with management citing traffic "meaningfully outperforming" casual dining, the rewards program and social-media engagement with younger guests. Namesake restaurant-level margin rose to 18.6% from 16.3%: food 21.5% of sales (−110 bp), labor 33.3% (−140 bp), other opex 26.6% (−80 bp) — operating leverage on a 15% comp. North Italia comps −3% (a fourth consecutive negative quarter) with segment income down 31% to $4.1M; Other FRC lost $3.6M. Six openings in the quarter, 26 for the year reaffirmed. Liquidity $585M; converts $575M due 2030; buybacks only $2.4M in the quarter (the stock was near its high); dividend $0.30. Why −2.7%: 39.3% of the float is short and the stock had rallied 150% off its low to within 9% of the high at 22× forward; the comp was partly known from third-party data, North Italia keeps shrinking, GAAP EPS was flattered by a non-cash FRC gain, and there is no Q4 guide in the release (it comes on the call). A short that does not cover on +15.2% is betting the comp is a one-year phenomenon (lapping +0.3%) and that a 22× multiple on a casual-dining name is the top of the range.
What the quarter said

|---|
| Revenue ($M) | 1,033.4 | 907.2 | +13.9% | Record; Street $1,004M |

The portfolio is two stories. The namesake is in the best shape it has been in a decade — comps, traffic and margin all moving together. The growth vehicles are not: North Italia comps have been negative for a year and its margin fell to 4.4%, and the Other FRC segment loses money at 59 units. The 26-unit development plan is mostly the latter two concepts. The market is paying 22× for the namesake and getting the growth concepts for free, which is fair only if they stop diluting.
The one metric that matters
Q4 comp guidance on the call against a +15.2% that lapped +0.3%. The two-year stack is +15.5%; the Q4 lap is harder (Q4 2025 comps were positive) and the Street has Q4 EPS at $1.29, up from $1.02 this quarter — the normal seasonal step. Any Q4 comp guide below high single digits confirms the short's thesis that this is a rewards-program pull-forward; a guide of +10% or better with margin holding forces the cover. Secondary: North Italia stabilization and the FY27 unit plan mix.
Where it touches the threads
- Consumer and rates. A +15% casual-dining comp in a quarter with sentiment at 48 and a 5% 10-year is share gain, not the cycle — the question is from whom and for how long. Read-through to DIN, BLMN, DRI, TXRH.
- Energy and food costs. Food at 21.5% of sales and other opex down 80 bp with oil at $103 says the cost tailwind is from mix and productivity, not commodities — it may not repeat.
- Crowded short: 39.3% of the float is the highest on this week's card; the squeeze path is a Q4 guide, not a quarter.
Valuation and scenarios
At $105.50 after hours the stock is ~$5.3B of market cap (49.8M basic, 51.5M diluted), 22.5× FY26E ($4.69) and 20.2× FY27E ($5.22) — both estimates will rise after a 7% beat. Casual dining has ranged 12–20× through cycles; CAKE at 20–22× is pricing the namesake as a growth concept. Fair values are independent house estimates on FY27 earnings and a multiple that depends on whether the comp is durable.

- 21× — the stock holds near the high
Bear25% probability
$75-29%
- Comp normalizes to low single digits as the rewards pull-forward laps

- FY27 EPS ~$4.5 × 17× — the short wins
Probability-weighted fair value
$108
vs. after-hours $105.50
+2%
Fairly priced on the base case; the distribution is wide because the short interest makes both tails violent.
What to watch
- Q4 comp and FY26 EPS guide on the 4:00 PM CT call
- Traffic vs. price/mix inside the +15.2%
- North Italia — a plan or more of the same
- FY27 unit development and the concept mix
- Buyback appetite near the high; converts due 2030
- Labor — productivity gains vs. wage inflation
The desk read: the best casual-dining print of the season sold by a crowded short that is betting on the lap. The call's Q4 comp number decides it. Levels: $100 and $92 below; $110 and $118.63 (high) above.
